Project Manager – Hospitality Renovations & Conversions

About the role

The Company is a fast‑growing owner‑operator hospitality investment and management firm expanding across Puerto Rico and the U.S. mainland. Reporting to the SVP of Development, the Project Manager will lead the planning and execution of hotel and resort renovation and conversion projects, from small FF&E refreshes to large‑scale repositionings.

Key responsibilities

• Lead end‑to‑end hospitality renovation and conversion projects across the portfolio.
• Manage multiple projects simultaneously at scoping, design development, construction documentation, bidding, construction, commissioning and turnover stages.
• Coordinate architects, interior designers, brand representatives, general contractors, subcontractors, and FF&E/OS&E vendors.
• Build and control project budgets, schedules, cash‑flow forecasts, change orders and risk mitigation plans.
• Review design documents for constructability, brand compliance, cost impact and operational feasibility.
• Partner with on‑property operations to minimize guest disruption and protect revenue during active renovations.
• Provide clear, timely reporting on status, budget, schedule and risks to senior leadership and ownership.

Required profile

• Minimum 10 years of project management experience, primarily in hospitality (hotels, resorts, branded properties).
• Proven track record delivering both small‑scale renovations and large‑scale repositioning or conversion projects.
• Full project lifecycle experience: feasibility, design (SD/DD/CD), permitting, bidding, construction and turnover.
• Strong financial acumen – budgeting, cost‑to‑complete forecasting and variance reporting.
• Experience with major hospitality brand standards and PIPs (e.g., Marriott, Hilton, Hyatt, Wyndham, IHG).
• Bilingual English/Spanish and prior Puerto Rico or Caribbean project experience preferred.
• Legally authorized to work in the US/PR.
