Acquisition Manager – Real Estate Expansion

About the role

The Acquisition Manager will join Action’s Real Estate team in Portugal, reporting to the Acquisition & Construction Manager. The role focuses on expanding Action’s store network by identifying, evaluating and securing new locations that align with the company’s growth strategy.

Key responsibilities

• Research and analyse the Portuguese real‑estate market to generate a pipeline of potential store sites.
• Visit locations, conduct pre‑selection assessments (P&L, layout, parking, accessibility) and present findings to internal stakeholders.
• Negotiate lease terms, rent prices and technical conditions with landlords and developers, ensuring optimal financial outcomes.
• Coordinate with Logistics, Store Operations, Legal, Finance and Construction to translate organisational needs into site specifications and final agreements.
• Maintain and develop relationships with external partners such as project developers and government bodies.
• Lead and coach a small team, providing clear instructions, performance feedback and fostering a positive, results‑driven culture.
• Oversee staffing, recruitment and retention within the department.

Required profile

• Proven experience in real‑estate acquisition or retail site development.
• Strong negotiation skills and ability to secure favourable lease contracts.
• Excellent communication and stakeholder‑management capabilities.
• Leadership experience with a track record of guiding and developing teams.
• Ability to align site selection with logistical, operational and legal requirements.
