Accommodation Manager – Porto

About the role

LUMYA Living, a fast‑growing co‑living and student‑accommodation operator, is preparing to open a new residence in Porto. The Accommodation Manager will own the day‑to‑day operation of the site, lead the on‑site team and act as the main point of contact for residents, internal departments and external partners. The role ensures smooth service delivery, compliance with health‑and‑safety standards and a high‑quality resident experience from pre‑opening through to full operation.

Key responsibilities

• Take overall responsibility for the smooth daily running of the site, planning and delivering operational priorities to a high standard.
• Manage the full resident journey – enquiries, arrivals, living experience, complaints, re‑bookings and check‑outs – while fostering strong community engagement.
• Drive occupancy performance through proactive handling of enquiries, bookings and availability.
• Ensure health, safety and maintenance compliance, completing checks, records, inspections and follow‑up actions.
• Lead, support and develop the on‑site team, organising shift schedules to guarantee appropriate coverage.
• Coordinate external service providers, contractors and suppliers, monitoring agreed service standards.
• Oversee the site budget, monitor operational expenses and review invoices.
• Monitor and report on key performance indicators such as occupancy, resident experience, operational issues, costs and compliance.
• Identify and implement improvements to processes, service standards and overall site performance.

Required profile

• Completed vocational training or a university degree, preferably in hospitality, tourism, real estate, property management or a related field.
