Project Manager – Real Estate Development

About the role

We are seeking a Project Manager to lead technical due diligence, tender processes, and on‑site execution for a boutique real‑estate developer in Lisbon. The role spans the full development cycle of residential and mixed‑use assets, from acquisition analysis to handover and post‑completion support.

Key responsibilities

• Conduct technical due diligence on acquisition opportunities, including feasibility, cost estimation, regulatory constraints (PDM, RJUE, PIP), site conditions, permitting risks and timing assumptions.
• Lead construction tenders: prepare tender packages, coordinate with cost consultants, negotiate with contractors and subcontractors, and support contract structuring and award.
• Manage on‑site execution: monitor progress against schedule and budget, resolve issues, validate variations and progress payments.
• Coordinate design team interactions with architects, structural, MEP engineers, landscape designers and specialist consultants.
• Supervise technical site supervision (fiscalização), ensuring quality control, health & safety compliance and adherence to design specifications.
• Handle interfaces with municipal authorities and utility providers for permits, licenses and connections.
• Support delivery, handover, snagging, warranty management and coordination with the sales team.
• Maintain rigorous project reporting – schedule, budget, risk logs and key milestones – for internal review and investor updates.

Required profile

• Degree in Civil Engineering or Architecture.
• 5‑7 years of experience in real‑estate development, project management or architecture consultancy on residential or mixed‑use projects in Portugal.
• Strong knowledge of Portuguese regulatory framework (RJUE, PDM, RGEU, RSCIE, etc.).
• Proven track record managing construction projects from tender through handover with ownership of budget and schedule.
• Ability to read and challenge architectural and engineering drawings, BoQs and construction contracts.

• Project scheduling tools – MS Project, Primavera or equivalent.
